WHAT ARE WE LOOKING FOR?
The typical restaurant would measure approximately 1,200 square feet (20’ x 60’), preferably in an end cap with two sides of glass. However, our flexible floor plans mean that we can locate a store within just about any facility you have for us. We have restaurants as small as 300 square feet and as large as 2,000 square feet. We’re looking for any facility with a strong demographic profile and some of the following features.
- Accessible parking
- Corner location
- High Visibility
- High Traffic Count
SUBWAY® restaurants can also be located in non-traditional locations, such as colleges, convenience stores, gasoline stations, grocery stores, convention centers, hospitals, video stores and stadiums, to name a few. Nearly any location can be tailored to the needs of a SUBWAY® franchise.

WHAT'S NEXT?
All real estate selections for SUBWAY® restaurants must undergo a three-step leasing process.
STEP ONE: If you have a site you wish to be considered for a SUBWAY® location in the Washington DC, Virginia, Maryland or Delaware areas, you must first submit a site specific location form. An SDC leasing representative will review your location to determine the viability of the site. If the location is viable, you will be contacted for further information and discussion. As the local development agent, SDC is the on-site representative for Doctor’s Associates Inc (DAI), the franchisor of the subway® franchise concept.
STEP TWO: The initial draft of the lease for desired locations is reviewed/negotiated by our office in McLean, VA, and is then sent to a representative of Subway Real Estate Corporation (SREC) for review. SREC has an exclusive contract with DAI to negotiate and finalize leases that will ultimately be used for Subway® locations.
STEP THREE: The SREC representative will negotiate final lease provisions with the landlord and will arrive at a lease agreement that meets both the landlord’s and the tenant’s needs. The documents will be executed by either SREC or a corporation affiliated with SREC.
SUBWAY®’S global brand recognition will increase traffic and energy to the location, increasing your property value. The pool of new franchisees actively pursuing locations to start their restaurants is steadily growing, and we continuously need sites to place restaurants. Existing franchisees, ready to expand, also require additional locations. You may expect a long-term commitment from SDC.
